What are the fees to be in the KZ Cabins Rental Management Program?

  1. Our property management fee is 30% of monthly rental revenues only. There are no other management fees associated with rentals - EVER.
  2. We charge a one-time setup fee to enroll your property into the Rental Program, half of which is returned to you at the end of the contract. It is a one-time fee only, with no annual renewals or monthly membership charges and it is valid for as long as your home is in our rental program. The setup fee is used to establish a working capital, obtain high quality photos of your property, take a detailed inventory of your home, develop detailed directions to your property, implement access control procedures to your home, develop detailed instructions on the use of equipment in your home, submit detailed listings on several advertising websites and to set up your home in our property management system and website.
  3. We require an annual deep cleaning of your home so that it meets our cleanliness standards and keeps guests happy! Deep Cleaning fees are based on the size of the home.
  4. Routine Maintenance and Home Repairs on your home are not covered under the management fee.

What is KZ Cabins responsible for on my property?

KZ Cabins is responsible for:

  1. Providing the entire spectrum of tasks and services associated with using your property as a short term vacation home, keeping it clean, and informing the Owner of any issues with the home. The management fees cover all activities associated with these tasks with exception to routine maintenance and home repairs. KZ Cabins can coordinate any or all maintenance and repairs but the costs for these are not included in the management fee.
  2. Adjusting rental rates to meet market demands.
  3. Managing and coordinating all access to the property
  4. Preparing and submitting all monthly rental remuneration and annual 1099 forms.
  5. Preparing and paying applicable lodging sales taxes, credit card merchant fees and travel insurance premiums.
  6. All KZ Cabins promotions and advertising. Additional cabin-specific advertising can be coordinated by KZ Cabins for an added fee.
  7. Providing housekeeping services for guests
  8. Providing guest relations and concierge services for guests.
  9. Providing emergency service call support for guests
  10. Providing legal contracts with guests and owners
  11. Communicating with the Owner on any and all issues that fall outside of the daily property management responsibilities that may affect rentals or require an Owner authorization.

What are Owners responsible for?

Owners are responsible for:

  1. Paying their monthly mortgage, utilities, insurance, HOA fees and other obligations associated with owning the home.
  2. Providing landlord insurance for their property to ensure they are thoroughly protected during guest rentals.
  3. Furnishing the home with the basic required inventory items in the KZ Cabins Property Management contract plus any additional added amenities that would increase the homes desirability.
  4. Ensuring the home is in full operating condition prior to the first reservation. Some examples are: installing and activating all utilities, ensuring all mechanical systems are in good working order, ensuring all furnishings and inventory items are in place, etc..
  5. Providing basic maintenance on the home to keep it in good working condition and looking fresh, such as quarterly pest control, A/C filter changes, annual termite treatments, periodic grounds maintenance, etc..
  6. Providing repairs or replacements for items and inventory resulting from normal wear and tear. Damages, repairs or inventory replacement resulting specifically from a Guest’s negligence are paid for by the Guest or the Accidental Damage Waiver.

Owners are welcome to use a service provider of their choice for any of the tasks above or may elect to contract KZ Cabins to coordinate or provide any or all of these services at discounted rate plus a small management fee. Costs for maintenance and repair services are eligible to be integrated with the Owner’s monthly statements by using our KZ Residential Services business line to provide the service.

More details about the KZ Cabins Rental Management Program:

  1. All nightly rental fees such as Housekeeping, Lodging taxes, booking fees and damage waivers are paid for by guests, not Owners.
  2. There are no restrictions for Owners to stay in their own vacation property. KZ Cabins requires advance notification for an Owner or Guest of Owner reservation and Owners must pay a housekeeping service upon their departure.
  3. All properties must have at least one active phone line with a phone for emergency purposes plus the ability to call our Ellijay Office.
  4. Our contracts span a 12 month terms and are easily renewed or extended to accommodate future reservations
  5. We allow your home to be listed for sale while it’s being rented provided your realtor coordinates closely with us for showings to ensure our guests can enjoy their vacations undisturbed.
